Lenders commercial due diligence (market assessment and business plan) for the Club de Mar Mallorca modernisation project

Club de Mar Mallorca, with 572 berths and a strong reputation since 1969, decided to modernize the marina, including expanding the port basin and building a new commercial area, with a focus on sustainability. ALG was hired to assess the commercial viability of the project, evaluating the business plan, market competitiveness, demand forecasts, and financial feasibility.

ALG's approach included market research, analyzing competitors, demand trends, and the marina’s positioning, followed by business planning with projections for demand, revenue, costs, and financial statements. ALG's work supported attracting over 60 million euros in financing. The marina's transformation is underway, with completion expected in 2024, ensuring its continued leadership in the Mediterranean yachting sector.

ALG assisted a global port operator in evaluating the feasibility of investing in two container terminals at the Port of New York and New Jersey. The objective was to provide a comprehensive market study of the US container market, focusing on the East Coast’s competitiveness and sustainability of growth in the sector.

ALG conducted a detailed analysis, including traffic projections using a top-down and bottom-up methodology, considering factors like port expansion, regional trade lanes, and terminal productivity. The study examined the competitive landscape, regional trade dynamics, and infrastructure, providing valuable insights that helped the client prepare a successful bid for the terminals.

COMMERCIAL AND TECHNICAL ADVISORY SERVICES FOR THE DEFINITION AND IMPLEMENTATION OF THREE NEW CONTAINER TERMINALS IN THE KINGDOM OF SAUDI ARABIA (KSA)

Commercial and technical advisory services for the definition and implementation of three new container terminals in the Kingdom of Saudi Arabia (KSA)

ALG supported Mawani, Saudi Arabia’s port authority, in negotiating concession contracts for three key container terminals in Jeddah and Dammam. Jeddah is the country’s largest port, while Dammam serves as the eastern gateway. The goal was to optimize port operations, increase maritime traffic, and set clear performance indicators for future operators.

ALG’s role included market analysis, technical reviews, developing a port development plan, and creating standardized concession contracts. The process was divided into three phases: reviewing proposals, negotiating with operators, and finalizing agreements. With ALG’s help, Mawani successfully completed the award process and ensured a smooth transition to new operators, driving growth at both ports.

ALG was engaged by the Saudi Ports Authority (MAWANI) as the lead strategy and technical advisor to develop a comprehensive master plan for the Kingdom's eight public ports. This plan aims to enhance port capacity, refurbish infrastructure, improve operational performance, integrate the latest technology, and link ports to the new railway network.

The assignment includes analyzing the current state of the ports, defining a network-wide strategy, forecasting cargo demand, and creating strategic master plans for each port, ensuring that the ports align with global best practices and the Kingdom’s Vision 2030 transformation goals.

Privatisation of the Riyadh Dry Port

ALG was selected as the technical and commercial advisor by the National Center for Privatization (NCP) to support the process of transitioning the Riyadh Dry Port to a new operator. This involved preparing a business case, defining procurement and commercial strategies, conducting market soundings, and supporting the negotiation and closure of the transaction.

The process successfully led to Saudi Global Ports (PSA Group) being selected to operate the site for the next 10 years. The new agreement includes significant investments to increase the port's capacity and performance, aligning with international standards and Saudi Arabia’s goals to enhance local capabilities.
